400k to spend on established profitable websites

I have a client who is looking to buy established profitable websites.

Their criteria:

• Overal Budget: 400k
• Available immediatly in cash
• Likely to buy 2 or 3 small sites
• Buyer located in australia so any overseas sites need to be relocatable

Their Wishlist:

· A seller who is actually ready to sell, This has been an issue in the past with the seller pulling out.

· Something that doesn’t require a lot of work, but can be grown over time.

· Client's background is in web development so understands most online businesses.

· A site for his wife in the mother/baby/home industries.

· Nothing adult/gambling/dodgy

· Anything with a multiple of more than 2.5 might be hard to justify.

· Unless I can see an immediate growth opportunity, I suspect that the minimum monthly net profit would be $2000
